When a house goes on the market, I am ready! Sometimes in tighter markets (like ours!) this means previewing a home on my own or dropping what I am doing and getting there ASAP. The process of getting your home ready to sell can start a year or two in advance, or even just a week or two before putting it on the market!

It’s never too early to be in touch if you have work to be done. I help clients understand what to do and what not to do, as well as what updates or repairs will bring the biggest return on investment. I also help my sellers find affordable repairmen and painters. So many times people pay too much for services, and I try to help my clients avoid that!

Staging is so important. Making sure spaces look great for showings and photos is a key factor to getting the most out of your investment. I help with this!

Professional photographers make all the difference! Great photographs are so important in our digital world. A few days prior to listing, I will meet a photographer and stage the home for photos to create an amazing online presence. 

Marketing is key to a successful sale! Depending on your property I will pull out all stops to get your home sold in as short of a time as possible. This starts with great photos and online presence. Our Coldwell Banker office has the best of the best to offer in digital technology — and my background in tech is also put to great use! I have a bachelor's degree in Industrial Technology, and these skills are helpful with today’s marketing strategies such as developing an ad for Facebook to zero-in on potential buyers and promote your listing.

Broker Open Houses/Open Houses

A broker open house is an effective tool to get real estate agents through the door! I often serve agents lunch and provide door prizes for them to attend and give us feedback on the property. I’m always excited when the agents bring their clients to the property later for a showing! Open houses are another good tool that can be useful in advertising your listing.

Pricing the Home

As your agent, I will spend a significant amount of time researching current market conditions in your area. So much time and thought is put into pricing a home correctly! The brainstorming doesn’t stop the day the listing is made public — sometimes pricing updates are necessary to adjust accordingly.

Closing Procedure

Once a home is under contract, there are still many steps in getting the home closed on time. From negotiating inspections to the settlement table, I will be there for you! Guiding sellers with the task of making repairs prior to closing is another service I provide that can save you money.

I have three great kids and a wonderful husband. We are all planted in this community! Illinois State, Illinois Wesleyan, Central Catholic High School, and Normal Community High School are our alma maters.
